Category Ownership Scorecard

Everything else in Niche Edge measures what you do. This measures what other people would say — which is the only place category ownership actually exists.

Write the sentence

Owning a category means one sentence is true about you and not about anyone else nearby. Fill in the blanks before you score anything.

I am the only agent in who .

Why the sentence comes first

A category you can’t state in one sentence is not a category — it’s a description, and descriptions are what every agent already has. The sentence is also the thing your past clients have to be able to repeat, roughly, without you in the room. If it takes a paragraph, it won’t survive being retold.

Describe the work, not the people Fill the second blank with what you do and what you know — a property type, a place, a kind of transaction, a subject you explain. Not who you serve. A category built around age, family status, religion, national origin, disability, or military status is a fair housing problem the moment you advertise it.

Could someone else say it?

Now the hard part. Name every agent in your market who could truthfully say the sentence you just wrote. Be honest and be generous to them — this test is worthless if you protect yourself from it.

Not effort. Something structural: what you know, where you live, what you’ve done, who you already know.

The test underneath this

If three other agents could say your sentence, you don’t own a category — you’re competing inside one. That is survivable, but it means winning on service and price rather than on being the obvious choice, and those are much harder fights for a solo agent.

The fix is usually narrowing, not trying harder. A sentence nobody else can say is almost always a smaller sentence.

What would other people say?

Every statement here is something another person has to do or say. Not what you intend, not how hard you’ve worked — only what someone outside your head would observe.

The words other people use

Write what you honestly believe they’d say today — not what you wish. The gap between these three is the most useful thing on this page.

Their phrasing, not yours. If you can’t hear it, that itself is the finding.

Do you own it?

What closes the gap

Category ownership is earned by staying on the same sentence longer than feels reasonable. Pick one thing, not five.

Something you'd observe from someone else, not something you'd feel.

Ownership dies from revision. The sentence has to hold still long enough to stick.

The last word on this

Category ownership is the slowest thing in this entire Edge and the only one that compounds without you. A niche you choose is a decision. A niche the market has agreed you own is an asset, and it keeps working during the quarters when you don’t.

Almost nobody gets there, and the reason is boring: they changed the sentence. Two years on the same one beats five years on four different ones, every time.
