Why the weekly report matters more than it looks
Sellers rarely fire agents over price. They fire them over silence. A seller who hears from you every Friday with real numbers will accept a price reduction you suggest in week six — because they watched the evidence arrive with you rather than being told the news at the end.

The last word
A listing is the most powerful marketing you will ever be handed, and it is temporary. For six or eight weeks you have a reason to talk to a neighbourhood, a subject that people actually want to look at, and permission to be everywhere at once.
Every listing should leave behind more than a sold sign. What it leaves behind is decided before the photographer arrives.
