A margin note like “young couple, expecting” or “retired, wants single-story” is a written record of a protected characteristic attached to a lead, and it is exactly what turns up in a complaint.
Follow up with everyone the same way. Differences in who gets called back are the most common way steering shows up without anyone intending it.
This is where nearly all of the value is, and where nearly every agent stops. The event is the easy part.
The one that pays
The month-out home value update to neighbours is the highest-return item on this page and the one most consistently skipped. Everyone who walked through that house lives near other houses, and a good number of them will sell within two years. They will call whoever was still in touch.
Fill this in the evening of the event, while you still remember. Blank fields are fine — count what you actually counted.
The last word
A Mega Open House is not three hours to sell one home. It is three hours of concentrated access to buyers, neighbours, future sellers, and business partners — most of whom will never walk into that house again, and several of whom will need an agent within two years.
Run it as a community event and the property is one of several things you get. Run it as a showing and the property is the only thing you can get, and it might not happen.
