Niche Edge™ · Solo Agent Academy
Closings are a lagging indicator. Track the four things that move first, and you’ll know whether your niche is working long before a commission arrives to confirm it.
Clarity is the first stage of the Known Path™, and it’s the one most agents skip. If you can’t say precisely what you’re testing, you won’t be able to tell whether it worked.
Specific enough that you’d know if you drifted off it.
Describe them by what they need and what they’re deciding — not by who they are.
What ninety days is actually for
The goal of the first quarter is not to prove this niche produces closings. It’s to find out whether it produces momentum. If more people recognize your name, engage with what you publish, and start reaching out with questions, the niche is working — even with nothing on the closing calendar yet.
Solo Agent Academy plans on recognition trailing visibility by roughly a month. That’s a planning assumption rather than a measured figure, but it’s why judging week six on closings tells you nothing except that it’s week six.
This tracker saves to this browser on this device so you don’t retype thirteen weeks. Clearing your browser data will erase it — use Export on the last screen to keep a backup, and Import to move it to another machine.
Record your own business activity only. Don’t enter client names or any client detail; this is a measurement tool, not a CRM.
Leave anything blank you don’t track. A partial record you actually keep beats a complete one you abandon in week four.
Three questions. Sixty seconds.
Three moments to stop and look up. Each one unlocks as you log the weeks.
Answer from what you logged, not from how the last week felt.
Before you judge it
A niche that produced recognition and conversations but no closings in ninety days has not failed. It has done exactly what ninety days can do. The agents who abandon niches at this point are usually abandoning them one quarter before they start working — and then starting over, which resets the clock they were already most of the way through.
Change the niche when the top of the ladder isn’t moving. Change your approach when the bottom is moving and the top isn’t. Those are different problems and only one of them is the niche’s fault.
