The consultation
Fill this in during the conversation. The answers build a watch list of where this buyer could fall out — so you can address it now, not later.
How a buyer’s agent is paid — today
Before touring homes, you and your buyer sign a written agreement that states your compensation — agreed in advance, in writing.
That fee is negotiable and can be covered a few ways: the seller may offer it, it can be negotiated as part of the offer, or the buyer may pay it directly.
Because it can affect the cash a buyer needs at closing, they should talk to their lender early about how it fits their numbers — seller concessions and certain loan programs may help. Cover this first, and there are no surprises later.
Specifics depend on your brokerage’s agreement, the buyer’s loan type, and your state. Always confirm with the lender and the signed agreement.
Buyer plan
Where this buyer is most likely to stall — and what to do about it now.
- Get fully pre-approved — not just pre-qualified — and lock in your lender
- Confirm your full cash to close: down payment + closing costs + any agent fee
- Ask your lender how agent compensation and seller concessions work for your loan
- Protect your financing: no new credit, big purchases, or job changes until after closing
- Gather your documents: pay stubs, W-2s or tax returns, bank statements, photo ID
- If you’re selling a home first, let’s map that timeline together now
