I’m not getting enough listings

The read

Listing count is rarely a skill problem. It’s a recognition problem.

Sellers don’t choose the best agent. They choose the agent they already recognize when the thought first crosses their mind — often months before anyone picks up a phone. If you weren’t visible during that window, you meet them later, in competition, at a disadvantage.

Authority isn’t volume. It’s the same clear message, in the same place, long enough for people to remember it. That’s buildable on a schedule you can actually keep.

My buyers aren’t converting

The read

A buyer who goes quiet has rarely lost interest. They’ve hit hesitation, and they haven’t told you what it is.

That space — between wanting to move and being ready to commit — is the Decision Gap. More follow-up doesn’t close it. Most CRMs simply count the days a buyer spends inside it.

What closes it is naming the specific hesitation out loud and giving the buyer a structured way to think it through. That’s a conversation, not a sequence.

I’m busy but nothing is closing

The read

Busy and productive aren’t the same thing, and the difference is usually one step in the middle.

The Business Flywheel™ only turns in one direction: Actions → Conversations → Appointments → Agreements → Closings. When closings stop, the break is upstream. Almost always it’s at conversations — the action is still happening, it just isn’t producing an exchange with a real person about a real decision.

Roughly 60 intentional conversations produce one closing. Not 60 calls. Sixty conversations. When production drops, that number dropped first, and it dropped quietly.

I don’t have a system for any of it

The read

New software won’t fix this, and neither will AI. A tool applied to an undefined process just produces faster confusion.

I’m new and don’t know where to start

The read

Start with the number. Everything else is downstream of it.

Most new agents choose a goal and then guess at the effort required to reach it. Work the other direction: decide what you need to earn, convert that into closings, convert closings into conversations, and divide by the weeks in front of you. Now you have a weekly number instead of a wish.

A weekly number is the difference between working hard and knowing whether it’s enough. It also tells you, by Friday, whether you’re on pace — while there’s still time to do something about it.
