These terms cover how you can use soloagentacademy.com, the free tools and guides on it, and the products sold through it. Using the site means you accept them. They’re written to be read, not to be impressive.

Who you’re dealing with

Solo Agent Academy is operated by Solo Agent Academy LLC. It is an education and publishing business that makes systems, tools, and written material for independent real estate agents. It is a one-person operation.

No professional relationship is created

Nothing on this website creates an agency, fiduciary, brokerage, coaching, consulting, attorney-client, accountant-client, or other professional relationship between you and Solo Agent Academy LLC or Melissa Harmel. Purchasing a product, downloading a resource, subscribing to email, or communicating through this website does not establish representation or professional advisory services.

What this material is, and isn’t

Everything on this site is general educational information about running a real estate business. It is not legal, tax, financial, accounting, or brokerage advice, and it is not a substitute for guidance from your broker, your attorney, or your accountant.

Real estate practice is governed by state licensing law, brokerage policy, MLS rules, and association codes that vary by state and change over time. You are responsible for confirming that anything you use here complies with the rules that apply to you. When in doubt, ask your broker first. Your broker’s policy always outranks anything you read here.

Fair housing

You are responsible for fair housing compliance in everything you do, including anything you build using material from this site. Tools, templates, and prompts published here are written with fair housing in mind, but they cannot anticipate every use. Do not use them in any way that steers, excludes, targets, or makes assumptions based on race, color, religion, sex, disability, familial status, national origin, or any other protected class under federal, state, or local law.

Artificial intelligence

Some products include AI prompts and workflows. If you use them, you remain responsible for what you produce. Do not enter client personal or transaction data into public AI tools, do not use AI to make or infer decisions about protected classes, do not use AI to generate transaction documents, disclose AI use to clients where your rules require it, and label AI-edited or AI-generated property images clearly.

No guarantee of results

Free tools and downloads

The interactive tools, calculators, printable guides, and worksheets on this site are free to use in your own real estate practice. You may print them, fill them in, and use them with your own clients. You may share the link with another agent — please do.

You may not resell them, republish them, strip the branding, bundle them into a paid product of your own, or present them as your own work. Tools run in your browser and any information you enter stays on your device unless a tool states otherwise.

Paid products and licenses

Books, workbooks, planners, and digital downloads are licensed to one person for use in that person’s own real estate practice. A single-user license means exactly that: you may use it, and you may use it with your clients.

It does not cover distributing copies to a team, a brokerage, an office, or a class; uploading files to a shared drive others can access; or reproducing the contents in your own training material. If you want to use something with a group, email me — that’s a conversation, not a violation, and I’d rather sort it out in advance.

Purchases

Printed products are printed and shipped by Lulu Press, which is the seller of record for those orders. Digital downloads are sold by Solo Agent Academy and delivered through Kit, with payment processed by Stripe. Prices and availability can change without notice. Full details, including what happens when something goes wrong, are in the Refund and Return Policy.

Trademarks and content

Solo Agent Academy™, Solo Edge™, Quiet Team™, Edge Business Partner™, The Local Authority Brief™, and the framework names used across this site are trademarks of Solo Agent Academy LLC. All written material, tools, graphics, and downloads are copyrighted.

You may quote short passages with attribution and a link. You may not reproduce substantial portions or republish material elsewhere.

No AI training

You may not use, scrape, copy, download, or reproduce the content, tools, prompts, frameworks, or materials on this website for the purpose of training, improving, or developing artificial intelligence models, large language models, machine learning systems, or similar technologies without the express written permission of Solo Agent Academy LLC.

Email

The Local Authority Brief™ is free and you can unsubscribe from any issue. Joining a product waitlist costs nothing, collects no payment method, and commits you to nothing.

Third-party links

This site links to other companies’ sites — Lulu, Kit, Canva, and others. Those are their sites under their terms and privacy policies, not mine. A link is not an endorsement of everything on the other end of it.

Availability

The site and its tools are provided as they are. They’re built carefully and tested, but no website is guaranteed to be uninterrupted or error-free. To the fullest extent the law allows, Solo Agent Academy LLC is not liable for indirect or consequential losses arising from use of this site or its materials, and any direct liability is limited to what you paid for the product in question.

Changes

These terms may be updated as the business changes. The date at the top shows the current version. Continuing to use the site after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of the State of Alabama, without regard to conflict of law rules.
