About this tool

Buyers refer on a completely different clock than sellers. A seller refers other sellers, and people sell every eight to twelve years — a slow, narrow pool. A buyer refers other buyers, and buyers cluster. First-time buyers know other first-time buyers. People who just moved know others moving.

And for roughly the first six months after closing, your buyer is the loudest advocate you will ever have. They’re showing people the house. They’re telling the story at every dinner, because it’s the biggest thing that’s happened to them this year. Friends who are also looking are asking them directly whether they liked their agent.

Then it fades. Most agents sleep straight through it — the closing gift goes out and contact stops, because they’re already on the next transaction.

So this planner charts your contact across twenty-four months against how likely a buyer is to be talking about you at each point. Where the pink bar is long and the blue one is empty, someone is being asked about you and you aren’t in the room.

It also weights the moments by whether anyone would retell them. Nobody refers you by saying the transaction went smoothly — they tell a specific story about the offer, the negotiation, closing day, or the first month afterwards. A thoughtful gesture at the final walk-through is nice. A moment during negotiation is a story.

And it checks whether you have any reason to call. Contact without one feels like fishing, and both parties can tell — which is why most agents try twice and conclude follow-up doesn’t work.
