Most niche advice comes down to picking whatever sounds profitable. That’s how agents end up three years into a specialty they resent — the market was real, the money was there, and they simply couldn’t stand talking about it every week.

Thirty-five questions across seven categories, rated one to ten, about four minutes per niche. Score two or three and the tool ranks them side by side, because a single scorecard tells you almost nothing. Everything looks reasonable in isolation.

The part that matters isn’t the total. The seven categories are grouped by what you can actually do about them. Market Opportunity, Competition, and Financial Opportunity are the market — effort doesn’t change how many properties exist or how crowded the space already is. Personal Alignment and Lifestyle Fit are you, and those don’t change either. Knowledge and Marketing Potential are ninety-day problems.

So a niche scoring 300 with Lifestyle Fit at 22 gets flagged as a burnout risk rather than congratulated. And a niche that’s only weak on Knowledge gets told plainly: that’s not a bad niche, that’s a learning plan.
