The Listing Hub Workbook™
You already have the listing. This is where you find out what else it was supposed to give you.
A working build of the 1-to-5 Listing Hub™ — five returns, collected on purpose. You set up the neighbor outreach, the buyer follow-up, the content, and the post-close flow once, then run them on every listing you take from here on.

- Spiral-bound, 8.5×11

You’ll hear when it’s ready — and nothing else you didn’t ask for.
Why this workbook exists
Four of the five returns have no deadline.
The closing has a contract date, so it always gets done. Neighbor outreach, buyer follow-up, market content, and the post-close flow have nothing forcing them — which is why in a busy quarter they’re the first four things to disappear, every single time.
That’s not a discipline problem and no amount of intending to do better fixes it. Work with no deadline needs a system, and a system has to be built once before it can run on its own.
Building it during a live listing is exactly when you have the least time. So you build it here instead, on paper, in the gap between listings — and then it’s simply running the next time a sign goes up.
You don’t need more listings. You need more out of the listings you already win.
Each return gets its own chapter, its own setup, and its own trigger — so collecting it stops depending on you remembering during the busiest week of the quarter.
The spine of the book
Five returns. Five chapters. Built in the order they arrive.
The order matters here in a practical way: return one happens the day you list, and return five starts paying three years later. Each chapter builds the thing that catches it.
1
Visibility
The moment it lists
The sign says one thing. Everything else you’d want it to say has to be added on purpose.
What you build
- Your five listing moments, templated once and reused
- The announcement sequence across the channels you actually use
- A coming-soon window that does real work before day one
2
Buyer Leads
While the listing is active
Almost none of them buy this house. All of them are buying a house.
What you build
- An open house that produces conversations, not a sign-in sheet
- The follow-up sequence that runs in the week after, not the month
- What to ask so a “no” on this house becomes a “yes” on another
3
Seller Leads
While the listing is active
The neighbors are watching whether you want them to or not. The only question is whether they hear from you.
What you build
- Your neighbor roster and the radius that’s actually workable
- A just-listed and just-sold rhythm triggered by listing status
- The number that makes the message about their street, not yours
4
Local Authority
Cumulative, across listings
The return most agents leave entirely on the table — because nothing visible happens when you skip it.
What you build
- Your listing-to-content pipeline: property becomes market evidence
- Weeks of local material from a single sale, planned in advance
- A record across listings that compounds instead of resetting
5
Referrals
After the close
They’re most enthusiastic in the weeks right after closing, which is usually when contact stops.
What you build
- A post-close flow that starts within days and runs for years
- The seller experience decisions that make return five possible at all
- The conversation that invites a referral without asking for one
How it’s structured
Three parts. Built to be worked, not read.
Part One
Audit your last five
Take the last five listings you closed and mark which returns you actually collected. You finish with a number and a specific view of where the leaks are — usually the same two returns, every time.
Part Two
Build each return
One chapter per return. The setup, the trigger, the templates, and the CRM automation behind it — so each return leaves the page as something that runs rather than something you understand.
Part Three
Run it on the next one
A working checklist for a live listing from appointment through the post-close year, plus the tracking that tells you which returns you’re collecting now.
Roughly 30% reading, 70% work. If you finish a chapter with nothing written down, the chapter failed.
This is for you if
- You take listings and suspect they’re producing less than they should
- Your buyer follow-up depends on remembering during a busy week
- You’ve sold on a street and never heard from a single neighbor
- You’d rather work six listings well than chase fifteen
- You’re staying independent and need systems, not a bigger payroll
This isn’t
- A listing lead-generation program or a source of new strangers
- A set of scripts for winning the appointment
- A book you read once and shelve
- Dependent on any other Solo Agent Academy book — it stands alone
- Software. It’s paper, on purpose, because paper gets used.
Don’t wait on the workbook
Work your next listing harder this month.
These six tools are free and live now. They won’t build the systems or hold them across every listing — that’s what the workbook is for — but they’ll get more out of the listing currently sitting on your desk.

The Listing Hub Workbook™ is the companion to The Listing Momentum Book. Join the waitlist and you’ll hear when it’s ready — along with the free tools and articles that build the same systems in the meantime.
