About this tool

An open house judged on whether the house sold is judged on the one thing you control least. A Mega Open House is three hours of concentrated access to buyers, neighbours, future sellers and business partners — most of whom will never walk into that property again, and a good number of whom will need an agent within two years.

So the results screen measures against the 1-to-5 Listing Hub™ — visibility, buyer leads, seller leads, local authority, referrals — rather than against a contract. Record the numbers the evening of the event and the tool tells you how many of the five you actually delivered.

That produces the verdict worth having. Sell the property and produce nothing else, and it says so: you sold a house, you didn’t build anything. Fail to sell it while producing three or four returns, and it says the house didn’t sell, the event worked — because the seller leads and referrals from a well-run event surface eighteen months later, long after anyone connects them to a Saturday.

Before the event it runs a timeline against your actual date. Enter the day and the two-week, one-week and day-before blocks turn red as they come due, so you find out you’re behind on invitations while there’s still time to send them.

And one compliance point specific to open houses. The sign-in sheet is where fair housing problems get written down by hand — a margin note like “young couple, expecting” is a record of an inferred protected characteristic attached to a lead.
