Here is something true and uncomfortable about listing marketing: nearly all of it serves the buyer. Photography, video, MLS copy, portals, brochures, floor plans. Every one of those is aimed at someone already shopping — and because that work is real and takes real effort, it feels like a complete marketing plan.
The other four returns need deliberate choices, and most agents never make them, and never notice not making them.
So every asset in this planner is tagged with which of the five 1-to-5 Listing Hub™ returns it serves — visibility, buyer leads, seller leads, local authority, referrals — and whether it still works after the property closes. A coverage strip fills in as you choose, so the imbalance is visible while you can still fix it rather than after the sign comes down.
That produces some blunt verdicts. Nothing here reaches a future seller when the seller-lead column is empty, which is the most common gap and the strangest one, because a listing is the only thing that gives you a natural reason to contact everyone who owns a house nearby. This is a plan to sell a house when the balance tips too far toward buyers. And nothing outlives the sold sign when every asset dies at closing.
It also covers the seller relationship, which most listing plans skip entirely. A listing that sells in three weeks needs none of it. One that takes three months needs all of it — and you don’t find out which you have until you’re already in it. Sellers rarely fire agents over price. They fire them over silence.
